What’s inside
Three steps. Eleven criteria. One grade.
Rule out your deal-breakers
Write your non-negotiables down once. Any property that breaks one is out, however good the photos look.
Rule out threats from home
Draw a 20-mile circle in Google Earth and check for the things you can’t fix, from oil and gas pads to flood risk.
Score what’s left
Rate 11 criteria by the time, energy and money each would take, then add it up for an A, B or C. How the grading works
Questions
Before you download
Takes less than a minute. The checklist downloads right away.
Is it really free?
Yes. Enter your email and download it right away. We’ll also send you our best land-buying advice by email, and you can unsubscribe anytime.
Do I need to know anything about land?
No. Every question says whether you can answer it from home or need to visit, and where to look.
Does it work outside the US?
Most of it, yes. A few links, like FEMA’s flood maps and National Risk Index, are for the US. Use your local equivalents.
Where does the system come from?
It’s the framework we teach in our course, Finding The Perfect Homestead Property, built on the Scale of Permanence. Our team uses the same one every week to grade properties for Homestead Accelerator members.
